The default is to Single Family Homes - Search Mobile Homes to find Doublewides and Modulars; there are very few waterfront condos in Hernando County
The answer is BETTER and there are three reasons:
1) Prices are more reasonable - actually at about the 2003 levels so if you owned your home before then you are in good shape. If you bought during the craze of 2004 to 2006 or refinanced and took money out well you are probably hurting. We are used to real estate values rising, but when we buy a car we don't expect it to gain in value. you loose 35% of the value of a new vehicle as soon as you drive it off the lot. This downturn did that to houses, but they remain a good investment because you need a place to live anyway and over time real estate will gain in value.
2) People still need a place to live and as the population grows the demand for housing grows so there are more buyers for the homes on the market.
3) Homeowners are realizing that they can sell their home and buy another in another location and are not really going to get hurt. Yes, they are getting less for their present home than they would like, but they are getting the next home for a lower price as well.
Fuel prices still play an important part of the decision to where buy. People try to minimize the commuting time and distance to their work. That brings us to the real problem we have here in America. We have exported so many jobs that we don’t have them here anymore. I encourage you to buy American and keep Americans at work!
A word of caution on the so called SHORT SALE where the home is selling for less that the mortgage amount. It's the lender that decides if they will sell it and what for. This can take as long as 9 months so be prepared to wait, and wait, and wait! The latest word is that lenders are moving directly toward foreclosure and not paying much attention to short sales.
Purchasing a REO or Lender owned property is much easier. In this case the lender already hs foreclosed and owns the property and they do want to sell it. Sales of these homes are much quicker, but in either case be prepared to supply a Proof of Funds letter . Lenders don't want to mess around with buyers who are not pre-qualified.
What can you do? Get Pre-Qualified!
If you are not in the market for a new home it's a good time to consider upgrading your home. Builders are offering very good deals on remodeling. Well planned upgrading will increase the value of your home and if we get people back to work we can reverse the downward trend of the market. Remember, you are putting American workers back to work. We need jobs here - not somewhere on the other side of the planet. BUY American - support your neighbor!
