LEASE

This Indenture, made the 6th day of March one thousand nine hundred and
forth six between The Furu Realty and Investment Company, Trinidad, Colorado, hereinafter
called the party of the first part, and SINGER SEWING MACHINE COMPANY, a corporation
organized and existing under the laws of the State of New Jersey, hereinafter called the
"COMPANY," of the second part:
Witnesseth, that the said party of the first part has granted, demised and
leased and by these presents do grant, demise and lease, unto the said COMPANY the
storeroom and Basement, known as 305 North Commercial Street, in Trinidad, Las Animas
County, Colorado. With the attached agreements, to wit:
It is further understood and agreed that the party of the Second part will
redecorate the exterior of the premises with a Carrara Type front, and remodel the
interior of the premises and install an additional restroom, including all necessary
plumbing and lighting, fixtures necessary in their business, All improvements to be
completed by September 1, 1946. Premises for the aforesaid purposes will be available on
July 1, 1946.
It is further agreed that the party of the first part agrees to pay
$1200.00 (Twelve hundred and no/100 dollars) as his share of expenses for the aforesaid
improvements.
It is further understood and agreed that the part of the 1st part shall
stand no further expenses during the continuance of this lease except through Normal wear
and tear of the premises excepted.
... And the said COMPANY hereby covenants to pay to the said party of the
first part, the said rent as herein specified monthly in advance ... for the term of Five
years from the 1st day of September one thousand nine hundred and forty-six at the yearly
rent or sum of $1200.00 total for the five years $6000.00 (Six thousand and no/100
Dollars). Party of the Second part to have first option to renew lease, at the expiration
of said lease by giving 60 days notice at the same rental to be paid in equal monthly
payments of $100.00 per month.
